Once we find an applicant we run their credit, criminal history, and a civil check (a check for past evictions). Once completed, we review the applicant with the owner. If the owner approves the applicant, we complete a standard legally binding lease that includes addenda for customized items such as lawn care, pets, and maintenance of certain items in or around the home. We then complete a comprehensive home inspection in writing along with photos to document the condition of the home before the tenant takes possession.
